Most investors we talk to reach the same point sooner or later. They’ve bought an older place and run the rent numbers, and then the contractor walks through and starts frowning at the basement walls. Now the real question is whether the building is worth keeping at all.

If you own an investment property in Ottawa, you’ve probably asked yourself this already. Renovating keeps costs down and gets units back on the market sooner. Rebuilding costs more and takes longer, but it can leave you with a property that earns more and asks far less of you later on. Which one wins depends on the building, the lot and how long you plan to hold it.

Start with the building itself

Get a clear picture of what’s actually there before anyone talks about finishes or rents. Some older homes look rough and turn out to have a solid foundation and good framing under decades of cosmetic wear. Others look fine until the drywall comes off.

If the structure is sound and the layout can be reworked, renovation usually makes more sense. You keep what’s good and spend your money where tenants will notice it.

Things change when problems start stacking up: a shifting foundation, patched or outdated wiring, old plumbing and very little insulation. Any one of these is manageable. Three or four together can push renovation costs close to new construction, and at the end you still own an old building.

When renovating is the better move

Renovation works well when your plans fit inside the shell you already have.

The most common example is adding a secondary unit. A basement suite or garden suite can bring in a second rent cheque without touching the main floor. Updating tired units is another, since new kitchens, bathrooms and flooring tend to attract better tenants and keep them longer. Then there are efficiency upgrades like better windows, more insulation and a newer heating system, which lower operating costs and cut down on tenant complaints in January.

Renovations are also usually quicker, and the work can often be phased so part of the property keeps earning while the rest is under construction. If cash flow matters to you this year, that counts for a lot.

When rebuilding is worth it

A rebuild is a bigger decision and isn’t right for every property, but it opens up options a renovation can’t. Ontario now allows up to three residential units on most serviced lots, which has changed the math for many older Ottawa homes sitting on decent-sized lots.

It’s worth a serious look if the structure needs major work throughout, if the lot could hold more units than the current house allows, or if you plan to own the property for a long time and would rather not keep paying for repairs.

With a new build, every unit is designed around how tenants actually live, with separate entrances, proper sound separation between floors and systems that won’t need replacing for years. You also know exactly what you own, which makes long-term budgeting much easier.

Why it helps to have one team

Many investors start by hiring a designer, then find an engineer, then go looking for a contractor. Each one quotes on their own piece, and the owner ends up managing the gaps between them. That’s usually where budgets drift and schedules slip.

Working with an investment property builder in Ottawa who handles design, planning and construction together avoids most of that. At OakWood, you get one team, one process, one budget and one point of accountability from the first visit to move-in.

We’ve been family owned since 1956, and we’ve helped Ottawa owners work through this exact question many times. Sometimes we recommend a careful renovation. Sometimes the numbers say start fresh. Either way, you’ll understand why before any work begins.
